What is Coverage A home insurance?
Dwelling coverage, also called Coverage A, is the category of homeowners insurance specific to the structure of a residence itself. This classification of insurance provides the level of financial protection required by lenders and mortgage holders, but these policies will typically come with a common set of exclusions that they do not cover.
What hazards are excluded from dwelling insurance?
- Flooding
- Earthquakes
- Wear and tear
- Damage from pests or rodents
- Mold or fungus
- Damage from neglect or intentional damage
- Vandalism of an unoccupied home
These perils can be covered by add-on policies called endorsements for homeowners living in areas where they are of greater risk from specific threats, such as flooding in a floodplain, or earthquakes in California.
What are Coverage B and Coverage C for?
Dwelling coverage also doesn’t cover everything on the property by default. The rest of your home and property are taken care of by two additional types of coverage typically paired with Coverage A:
Coverage B is for other structures on the property. Examples: barns, sheds, pool houses, fences
Coverage C is for your personal belongings, including things classified as ‘chattel property’ or any movable personal property in and around your home. Personal property is most often covered at a rate of 50%-70% of your dwelling insurance.
What are the requirements for Coverage A home insurance?
In addition to the traditional requirements for homeowner insurance eligibility such as remaining in good standing with your lender and your insurance-related credit score, there are other considerations to keep in mind.
- The structure must be up to code.
- Understanding if your older home will require special coverage.
There are a few more steps to take if you choose to file a claim on your policy after your home is impacted by a covered peril.
